Project Description

The project of shopping and office center is offered, located at the address: Moscow, Dmitry Donskoy Boulevard, near the house 17 (South-West Administrative District, Northern Butovo). The project area is located near the metro stations "Dmitry Donskoy Boulevard" and "Ulitsa Starokachalovskaya".

On the land plot with the area of 1.57 hectares (c.n. 77:06:0011006:5861) there is a construction in progress (c.n. 77:06:0011006:5867) owned by an individual.

For the project area approved:

Resolution of the Moscow City Government dated December 21, 2021 No. 2147-PP "On Approval of the territory planning project of the transport and interchange hub "Dmitry Donskoy Boulevard" (hereinafter referred to as PPT);
Resolution of the Moscow City Government No. 1930-PP dated December 7, 2021 "On Amendments to Resolution of the Moscow City Government No. 120-PP dated March 28, 2017 No. 120-PP" (On Amending the Rules of Land Use and Building of the City of Moscow (hereinafter - LULUC));

These legal acts provide for the formation of a land plot with a total area of 1.81 hectares, on which the construction-in-progress object is located.

For the territorial zone corresponding to the boundaries of the land plot to be formed the following codes of types of permitted use according to the approved ZPZ are established: 3.3, 3.4, 3.6.1, 4.1, 4.2, 4.3, 4.4, 4.5, 4.6, 4.8.1, 4.8.2, 5.1.2, 7.1.2, 7.6.

Legal aspects of project implementation

At the moment the land plot is not leased from the Moscow City Property Department due to the necessity to bring the land plot boundaries in compliance with the land plot boundary survey project as part of the PPT, as well as due to the peculiarities of granting land plots for completion of construction of construction-in-progress facilities established by cl. 5 of Art. 39.6 of the Land Code.

The term for concluding a lease agreement for the land plot being formed and obtaining the project GPZU will be no more than 3 months from the date of conclusion of legally binding documents with the investor/buyer of the project.

Despite the name of the territory planning project "Dmitry Donskoy Boulevard", we assure that the current owner has no obligations to the Moscow City Government for construction/transfer of the constructed areas and/or engineering communications to the city of Moscow, nor have any investment contracts with the Moscow City Government been concluded and will not be concluded at the time of the project sale to the investor/buyer.
